Maintenance Supervisor- ( Full-time)






Maintenance Supervisor performs the duties of assisting in the operation of the maintenance department under the leadership of the Facilities Director.

The Maintenance Supervosor will perform skilled maintenance, repair and construction of all hospital owned facilities and equipment in one or more craft or trade; work independently in advance trades such as electrical, HVAC, plumbing, pump repairs, motor repairs, welding, building energy management controls and all duties necessary to keep the physical structure, and associated equipment of the hospital in good repair.

Minimum qualifications:

  • High school diploma or equivalent. Minimum 4 years journey-level experience in one or more trades areas preferred.
  • Valid Washington State driver’s license. Documented automobile insurance coverage, Abstract of driving record for employee file. Valid Trades license and EPA certification preferred.
  • Knowledge of trade tools, equipment, materials, methods and techniques used in skilled and general maintenance and repair involving at least one of the following: electrical, heating and air conditioning, locksmithing, plumbing, carpentry, painting, welding or automotive mechanic. Appropriate health and safety precautions and procedures. Technical aspects of field of specialty. Proper methods of storing equipment, materials and supplies. Requirements of maintaining hospital owned facilities in a safe, clean and orderly condition. Federal, State and local building codes and regulations.
  • Perform a wide variety of skilled journey-level work in the maintenance and repair of hospital owned facilities and equipment. Prioritize, schedule, assign and review work. Interpret, explain and apply codes, rules and regulations involved in assigned maintenance activities. Effectively and safely operate a variety of assigned tools and equipment. Interpret blueprints, shop drawings, sketches and work orders. Understand and follow oral and written directions. Estimate labor and materials costs. Make arithmetic calculations quickly and accurately. Work independently with little direction. Meet schedules and time lines. Maintain routine records. Observe legal and defensive driving practices. Operate a Hospital vehicle and perform heavy physical labor.

Primary job responsibilities:

  • Provides support to the Facilities Manager.
  • Perform a variety of skilled work in the maintenance and repair of hospital owned facilities and equipment; prioritize, schedule, assign and coordinate the work of assigned staff to accomplish a wide variety of duties related to the building trades.
  • Perform various refrigeration, plumbing and heating-related duties; cut, thread, assemble and lay pipe; assist in the purchase, installation, repair and maintenance of various plumbing, heating and air conditioning fixtures; perform welding and metal fabrication; diagnose and repair electronic ignition systems for heaters, furnaces and hot water heaters.
  • Assist in the purchase, installation, maintenance and repair of electrical wiring and fixtures; perform trouble-shooting to repair or replace fans and motors; perform repairs to motors, bells, clocks and lighting circuits and to communication and audio-visual equipment.
  • Estimate cost of labor and materials for work orders; obtain competitive prices for equipment and supplies needed by the District.
  • Perform skilled maintenance and repair on mechanical and electrical equipment; test and replace circuits; coordinate emergency repairs and large complex projects; troubleshoot and correct defective switches, receptacles, ballasts and other wiring; perform routine mechanical and electrical maintenance.
  • Operate a variety of equipment and machines including saws, drill presses and various hand and power tools to perform repair and maintenance work; maintain tools and equipment in a safe, clean and proper working condition.
  • Assure compliance with appropriate safety practices and procedures and with applicable federal, State and local codes, regulations and requirements.
  • Maintain various records related to labor, materials and work orders.
  • Answer phone calls, and problem solve while on and off duty if available.
  • Assures all work tasks are performed in accordance with all acceptable standards, DOH, NFPA, Labor and Industries, etc.
  • Assist with staff training as required and necessary.
  • Maintains emergency power systems as per NFPA requirements.
  • Responsible for understanding and absorbing new work methods. Maintain records, reports, logs, statistics, files as required.
  • Reads and understands blue prints, interprets instructions.
  • Works day, evening, or night shift as assigned. Shares on-call with other maintenance personnel.
  • Inspect facilities and equipment on a regular basis and report findings.
  • Maintain a working knowledge of fire alarm and signal system.
  • Performs general upkeep of physical plant equipment such as pumps,hot water heaters, and lighting.
  • Keeps all mechanical areas neat and clean.
  • tours and keeps records as directed.
  • Clean roofs as needed.
  • Operates/Maintains all HVAC equipment.
  • Asks for advice and help from Facilities Manager as needed.
  • Uses proper tools for equipment on which work is being performed.
  • Performs minor cosmetic upkeep of physical plant.
  • Keeps walls attractive by touch up painting as needed.
  • Identifies and corrects or reports improperly working devices, i.e., curtain tracts, bed rails, lights, window coverings, etc.
  • Performs minor preventative maintenance on department equipment, i.e., lubricate wheels on carts, cleans and disinfects garbage carts, linen carts, etc.
  • Observes good safety work practices and procedures.
  • Reports unsafe working conditions to the Facilities Manager; corrects those that can be corrected.
  • Ensures equipment and tools are maintained or replaced and put away correctly when job is finished.
  • Performs other duties as assigned.
